Overview

Talay is the first residential community launched at Marsa Al Saadiyat, Aldar's AED 100 billion waterfront masterplan. Marsa Al Saadiyat is the final phase of development on Saadiyat Island. Aldar announced Talay in September 2026 and opened sales on 23 September 2026. The community has 351 standalone villas designed for family life, with landscaped open spaces and beach access. Buyers who purchase here will be among the first residents of the new district.

The villas have a contemporary design. Aldar worked with Emirati artist Abdalla Almulla, who created custom louvre details for the homes and a commissioned fountain inside the community. This reflects the role that art and culture play across Marsa Al Saadiyat.

Location

The Marsa Al Saadiyat masterplan covers about 6.4 million square metres and eight kilometres of coastline. Plans include Abu Dhabi's largest marina, three schools and an underground Etihad Rail high-speed station. The station will sit within a transit-oriented development hub with links to the rest of the UAE. When the district is complete, more than 58,000 people are expected to live there, in mansions, villas, waterfront apartments and branded residences.

Residents will also be close to the rest of Saadiyat Island, including:

• Saadiyat Cultural District and the island's beaches
• Cranleigh Abu Dhabi, Harrow International School Abu Dhabi, American Community School of Abu Dhabi and Muna British Academy
• NYU Abu Dhabi and Berklee Abu Dhabi

Unit Types

Talay offers standalone four-, five- and six-bedroom villas. The villas are aimed at families who want generous indoor space and private outdoor areas. Floor plans and exact sizes for each villa type are available on request.

Price and Payment Plan

Aldar released Talay for sale on 23 September 2026. Current prices, available stock and the payment schedule for each villa type are available from our team. Aldar reported more than AED 5 billion in combined sales across Talay and Yas Riva Reserve shortly after launch, so availability may be limited.
